FAQ FOR TENANTS

  • How do I handle repairs that may be needed?

    The responsibility of the repairs will be determined by the terms of your lease. If the landlord is responsible for the needed repair, please be aware that all repairs will be prioritized, and emergencies will be handled first. Make sure that all repairs are reported in a timely manner. Any repair which goes unreported, thereby causing further damage to the Leased Premises or that of a neighboring tenant, may be construed as a nuisance and will be handled as such and damages will be charged to you. We must have access to the Leased Premises to perform any repairs or maintenance. Someone over the age of 18 years old must be present to allow entry or permission MUST be given for us to enter on our own.

  • What if my rent is late?

    Rent is due on the first and a late fee will be posted on the 6th. If no payment is received the EVICTION process may begin.  By signing the Lease, we now have a CONTRACT to provide a housing unit to you in return for rent paid on the 1st, NO EXCEPTIONS!

  • What do I do if I lose my key?

    It is important that you take care of your entrance keys. If you find yourself locked out of your home or in need of replacement key, there will be a $100.00 charge. This may take several hours depending on the location of our maintenance technician being dispatched, his drive to our office and how far away from the office your unit is located. It would be much faster and LESS EXPENSIVE for you to call a locksmith. In Stark County we recommend Chapanar’s Quick Key at (330) 492-8211. Summit and Portage counties we recommend Abracadabra locksmith at (330) 434-5397.You MUST pay the locksmith at time of service. DO NOT change your own locks. Your lock may be part of a coded master key system and if the locks are re-keyed or changed, you Will be charged for the replacement back to the coded system. 

  • Why do I need renters insurance?

    When property damage occurs due to any situation including fire, flooding, backed up drains or broken plumbing line, the Property Owners’ insurance will only cover the building structure. IT WILL NOT COVER ANY PERSONAL BELONGINGS. That is why renters’ insurance is HIGHLY RECOMMENDED. 

  • What if I’m having a problem or concern with my neighbor?

    If you are having a problem with your neighbor, please call your local police department.

  • Can I make changes or improvements to the leased premises, such as painting or landscaping?

    We require you to get written approval from us before making any changes. 

  • What do I do if my drains become clogged?

    If you are within the first 30 days of your tenancy, you may call ICON Property Management or go to your tenant portal to create a work order and we send someone out. However, if it is after 30 days, unclogging of ANY drains is the tenant’s responsibility. 

IMPORTANT TENANT FACTS


  • It is important to keep the lease premises clean, sanitary and in safe condition.
  • Please make sure that trash is disposed of correctly as to avoid any pest problem.
  • Make sure to check the batteries in the smoke detectors periodically, to ensure the safety of your family.
  • Make sure you change your furnace filter every month, at minimum. If you are unsure how to do this or what size you are to purchase, please ask your leasing agent. Please also remember to change your batteries in your thermostat frequently.
  • Candles are not recommended therefore, please be careful not to leave a lit candle unattended.
  • Do not give or loan your entrance key or code to anyone not listed on the lease.
  • Be considerate of your neighbors.

  • Why do I need a property manager?

    It can be a full-time job to track rent payments, collect late fees, deal with complaints and repairs, get the property ready for new tenants, find reputable and affordable vendors, and go through the eviction process with bad tenants. Allowing ICON Property Management to take over these ongoing responsibilities will allow you to benefit from your investment without sacrificing your time.

  • How do I sign up with ICON Property Management?

  • How long is my contract?

    Our property management team will begin working for you the day you sign the contract and it will go for a full 12 months.  It will be automatically renewed for a 12 month term, each renewal period.

  • Do you perform routine inspections?

    We will perform an interior/exterior inspection upon your written request.  

  • What if I only need my property leased?

    We have a separate leasing division within our property management company that has more than 20 years’ experience with leasing properties.  We will be more than happy to assist you with your leasing needs.  You may contact our Leasing Coordinator, Shawna Byer at 330-209-5563 or email her at shawna@iconmgmt.net.  

  • When should I expect to receive my disbursement and reports?

    We will distribute via EFT (Electronic Funds Transfer) on the 30th of each month to the bank account you set up with your property manager at the on-boarding process of your portfolio.  The EFT will take anywhere from 3-5 days to reach your bank account.  Reports will be available in your Owner Portal at the same time.

  • Do I have 24/7 access to my Owner Portal?

    Yes.  You will set up your unique username and password to be able to access your reports at all times.
