The responsibility of the repairs will be determined by the terms of your lease. If the landlord is responsible for the needed repair, please be aware that all repairs will be prioritized, and emergencies will be handled first. Make sure that all repairs are reported in a timely manner. Any repair which goes unreported, thereby causing further damage to the Leased Premises or that of a neighboring tenant, may be construed as a nuisance and will be handled as such and damages will be charged to you. We must have access to the Leased Premises to perform any repairs or maintenance. Someone over the age of 18 years old must be present to allow entry or permission MUST be given for us to enter on our own.
Rent is due on the first and a late fee will be posted on the 6th. If no payment is received the EVICTION process may begin. By signing the Lease, we now have a CONTRACT to provide a housing unit to you in return for rent paid on the 1st, NO EXCEPTIONS!
It is important that you take care of your entrance keys. If you find yourself locked out of your home or in need of replacement key, there will be a $100.00 charge. This may take several hours depending on the location of our maintenance technician being dispatched, his drive to our office and how far away from the office your unit is located. It would be much faster and LESS EXPENSIVE for you to call a locksmith. In Stark County we recommend Chapanar’s Quick Key at (330) 492-8211. Summit and Portage counties we recommend Abracadabra locksmith at (330) 434-5397.You MUST pay the locksmith at time of service. DO NOT change your own locks. Your lock may be part of a coded master key system and if the locks are re-keyed or changed, you Will be charged for the replacement back to the coded system.
When property damage occurs due to any situation including fire, flooding, backed up drains or broken plumbing line, the Property Owners’ insurance will only cover the building structure. IT WILL NOT COVER ANY PERSONAL BELONGINGS. That is why renters’ insurance is HIGHLY RECOMMENDED.

We require you to get written approval from us before making any changes.
If you are within the first 30 days of your tenancy, you may call ICON Property Management or go to your tenant portal to create a work order and we send someone out. However, if it is after 30 days, unclogging of ANY drains is the tenant’s responsibility.

Our property management team will begin working for you the day you sign the contract and it will go for a full 12 months. It will be automatically renewed for a 12 month term, each renewal period.

We will distribute via EFT (Electronic Funds Transfer) on the 30th of each month to the bank account you set up with your property manager at the on-boarding process of your portfolio. The EFT will take anywhere from 3-5 days to reach your bank account. Reports will be available in your Owner Portal at the same time.
Yes. You will set up your unique username and password to be able to access your reports at all times.
